Had great success years ago using the green tire "slime" - break the bead and paint a coat on the tire bead and the bead area of the rim - both sides. Reinflate and wash off the excess. Future tire removal will not be an issue. Rim corrosion - if the steel wheel is corroded at the bead, it will continue to be a problem. Tubes are the only solution for that...
