ebinmaine 67,254 #156 Posted September 26, 2022 The crew put in some good work today. All the 26 holes were backfilled. Floor leveled. Concrete forms mostly in place. (The forms stay forever). They also put up quite a few purlins between the poles. Me n a friend helped the 3 of them move the trusses across the yard so they're out of the way of the concrete trucks and also within reach of the crane. We should have concrete floor by Friday or Monday. Trusses up within 2 weeks. They're aiming for 11'-6" to 12' Interior ceiling height first floor. We were VERY careful and selective on choosing the original loan writers, excavation company, and builder. It was pure luck that the construction loan bank is also excellent. If you zoom in at the bottom of the walls you'll see the PT boards (2 x 10??) Used to hold the concrete. Rather than apply and remove forms that can only be reused so many times this builder makes the forms part of the structure. The concrete will sit about 2" below the top of the forms. Those boards are left in place and will be what amounts to sill plates. The next board above those is a horizontal piece of 1 x 10 pine, then the vertical pine siding. Well, I'm not sure when you secured your construction loan or the rate you negotiated, but given what has gone on in the economy lately, I dare say you likely just crawled under and cleared the rapidly closing overhead door of easier financing before it slammed shut or extracted a much dearer penalty in cold hard greenbacks and warm, oxygenated blood. It's an interesting project and the structure will serve you well for a long time to come. Particularly given the tough weather you face for long periods of the year. Yeah Man... are you ever right.... We secured the rate back around May 12, 13, give or take. The loan had to be signed within 30 days. We just made it under the wire at June 10th.
