Being in the building industry everyday like I am and also having a friend who's an inspector I can agree with what you're saying. Things were pretty LAX for a while and for now, they say they're going to stiffen up but they don't actually do it.

 

 

Trina and I have two wood stoves in use and two wood stoves in storage. I'd like to put the other two in when we build whatever it is that's going to go up.

 

Can't.

 

First of all having a wood stove or any other solid fuel as is noted above is strictly forbidden in a garage type environment.

But I've spoken to my insurance rep and also the actual State Fire Marshal here in Maine.

 

It was indicated to me that the law is there but not necessarily enforced. It's actually the insurance underwriters that forbid the use in a detached building.

 

ANY heater that makes any kind of an open flame such as oil, propane or whatever is not allowed in a detached

--non-livable--

 structure by the insurance companies here for the most part.

This makes sense to me.

In my college business law course, the lawyer/instructor make clear that the law you pay attention to is not what's on the books but what's enforced.

In my area it isn't a building inspector that checks your electrical work, its a fire insurance underwriters association rep (for a fee of course)!

Sealed combustion units are not really needed but a little common sense is. Don't store all you leaky paint cans and other stuff that goes bang on the shelf next to. Proper venting per manufacturer. Proper gas piping methods means NO compression fittings but forged flare nuts on copper. Hangers go as high as possible and appropriate hangers ... no bailing wire here......see post 19. 

Gas fumes are heavier than air so no combustion source closer than 20 inches to floor. Of course that  means when when you smell gas you investigate that puddle running to the floor drain & no greasy rags for shop carpeting. 

Sealled comb. is nice in a wood working garage but then when the dust flies all bets are off.

First of all let me just say that in general principle I agree with that statement 100%.

 

Unfortunately, as we all joke about on occasion, common Sense is... no longer common...

 

When I spoke to the Maine State Fire Marshal he said there is no specific law prohibiting any other type of heating system except solid fuel burners such as wood coal or pellet stoves... But...

A good many and an increasing number of insurance companies here in Maine are not allowing any type of heating system that has any access whatsoever to an open flame because people don't display appropriate volumes of common sense.   

Any type of oil burner or propane burner that pulls air from the space that the combustible or flammable fluids or vapors are in is prohibited.

Again, not law. Insurance regs.

I've been studying all the different quotes I've been receiving.  My initial list of 3 builders has now expanded to 5!

I started to see some common themes on the quotes in regards to the painted steel roofing and siding, windows, doors, trusses, etc.  

 

So I first started to do some research on the steel roof & siding in the quotes.

3 of the 5 quotes use the same metal supplier:  APM Buildings.   They are the fabricators of Endura Metal, aka "Tuff Rib Panel", ABM Panel - G100

2 of the 5 use Everlast Roofing.

 

So off to their websites I go to review their fabrication process, coating, painting & warranty data.

 

Everlast Roofing offers a better warranty over APM.  

 

And to my surprise I see that APM Buildings has "Pole Buildings" on their website.  So I click on it and check out the details.

And guess what?

The 3 of the 5 quotes appear to be kits directly from APM!

So now I can request a quote from APM and find out just how much of a markup and labor I'm being quoted!

Interesting they are located in Arendtsville. 

I tell folks to get many quotes, take the high one and low one out and look for ones that are fairly close. Comparing apples to apples of course. I also told my customers to ask any and all questions before signing up.

 I sure did play with that design link you sent me.  It was very helpful to get alignment on the layout with the companies I contacted.  I shared the layout with them and then communicated my specifications so everyone can be compared apples to apples.  When I noticed some quotes came back without the details/specifications I asked for and looked almost identical, that's when I started to dig deeper.

Drives me nuts when you ask somebody for questions and get the answer to one or two.

Absolutely & 100% Agreed. 

 

I must have made 12 different designs.  It also gives you an idea of what the materials cost are /could be. 

It can really help someone like myself control their budget & wish list.

Absolutely & 100% Agreed. 

Cool thing about it is it lets you play with designs & put doors & windows & such in different spots & play with different dimensions & layouts. 

Bad thing is it puts ideas in my head that shouldn't be there. :)

Well, I did it!  

I put the down payment on a 40x40x14 with attic trusses last week. :happy-jumpgreen:

 

The prices continued to increase month after month, so I decided I wasn't going to wait another year.  I don't see material prices coming down all that much anytime soon.

 

I started to clear the site for a pad with the orange tractor.  Removal of the scrub oak is enjoyable b/c it's seat time on the orange tractor!

I'll try to remember and start taking pictures along the way.

I say that now....I have 3 girls, so I'm sure my dream of a man cave will be short lived between my wife & my girls!
