wallfish 16,999 #26 Posted December 9, 2021 WH500 posted some good info I deal with contaminated buildings all the time for a couple of environmental companies that do the testing. If a Sub Slab Depressurization system is in order I go in and install them Yes, a current owner would be responsible. DUE DILIGENCE is the key for any buyer!!! It starts with some testing. Don't allow the seller to do it! Have the testing done in YOUR best interest, or it will get done in their best interests. There will be environmental companies around you that can help but a great place to start is with a commercial building real estate agent. An old school person will have already seen it all so it's well worth the advice. 6 hours ago, Gregor said: Forming a corporation to own the property, to protect my personal property, is no easy task either. Fairly simple process to set up a LLC. You can probably do it yourself online. Look it up on your Secretary of State website. If you need some guidance on the forms let me know by PM. Here in MA it's a $500 fee annually for filing the business' annual report every year.
