DUE DILIGENCE is the key for any buyer!!!

It starts with some testing. Don't allow the seller to do it! Have the testing done in YOUR best interest, or it will get done in their best interests. There will be environmental companies around you that can help but a great place to start is with a commercial building real estate agent. An old school person will have already seen it all so it's well worth the advice.

Fairly simple process to set up a LLC. You can probably do it yourself online. Look it up on your Secretary of State website. If you need some guidance on the forms let me know by PM.  Here in MA it's a $500 fee annually for filing the business' annual report every year.
